Director of Maintenance - St. Helen Catholic Church

St. Helen Catholic Church located in Vero Beach, Florida, is searching for a Director of Maintenance.

Essential Duties and Responsibilities:

  • To prioritize and coordinate duties of self and maintenance staff for each day/week. To set up a weekly and yearly calendar for regular maintenance tasks.
  • To prepare annual budget for maintenance in conjunction with the Director of Operations and Pastor. To foresee and plan maintenance strategies for the replacement or repairing of equipment.
  • To keep an inventory of needed supplies for the operations and maintenance of the Parish facilities, from paper goods to cleaning supplies.
  • To respond to building or equipment problems and determine degree of urgency of work and liaise with contractors as required.
  • To perform light tasks of maintenance and repair such as light electrical, plumbing, mechanical malfunctions, paint, landscaping and small construction projects.
  • Ensure that parish & school grounds are in good shape.
  • To meet with Parish vendors, examining service contracts, implementing new procedures when needed, seeking estimates for new projects, obtaining certificates of insurance, and supervising their work.
  • To implement and supervise detailed janitorial duties for the Church, Parish Hall, School, campus housing, and Rectory buildings, including but not limited to vacuuming, mopping, sweeping, dusting, polishing woodwork, cleaning windows and glass, emptying garbage, and bathroom stocking and cleaning. 
  • To instruct, implement and supervise the use of highly specialized cleaning duties using special equipment when needed such as auto scrubber, carpet extractor, and spot cleaner.
  • To maintain all cleaning/chemical/ paper stock, and place orders when supplies are needed.
  • To undertake tasks involved in the setting up of events and rooms. To set up for meetings and parish events which includes programming of AC units and building and parking lot lighting as scheduled in Parish calendar.
  • To monitor safe work practices by contractors according to Diocesan guidelines.
  • To establish and supervise a safety protocol according to Diocesan polices for the protection of parishioners, especially of children, youth and the elderly, for the reduction of risks and liabilities related to Parish events and operations which includes each of  the buildings, parking lot safety, traffic flow, locking of buildings after hours, rental of Parish facilities,  and large events’ security.
  • To undertake regular visual inspection of all electrical equipment, fire alarms, locks, sprinkler system, lighting and parking lot condition.
  • To ensure that chemicals are stored and disposed correctly and safely.
  • To attend Diocesan meetings pertaining to safety, OSHA, contracts, certificates of insurance, etc.
  • To revise, update and execute an Emergency preparedness plan with the participation of volunteers to respond to emergencies during the Hurricane season, and life threatening emergencies according to Diocesan policies.
  • To ensure the site is safe and prepared for periods of extreme weather conditions and that gutters are cleaned and possible hazardous debris removed.
  • To be on-call for emergencies along with Parish clergy and staff members.
  • Other tasks, responsibilities and duties may be assigned as needed.

Working situation requirements:

  • May require some variable working hours after regular business hours to meet Parish needs or during some weekends and holidays.

Qualifications:

  • Minimum of 4 years’ experience in detailed knowledge of maintenance procedures.
  • Proficient in technology.
  • Plumbing and electrical experience is a plus.
  • Ability to work unsupervised and prepare own schedule and schedules for maintenance employees.
  • Ability to research needed information for various projects as they arise, to seek bids and evaluate work completed.
  • Ability to multitask, for teamwork and of good relationships with other employees, parishioners and contractors.
  • Knowledge of janitorial procedures. Ability to use and understand cleaning chemicals and maintenance equipment.
  • Working knowledge of electrical, plumbing, HV AC equipment, lawn sprinkler system and maintenance equipment.
  • Knowledge of Parish rental’s guideless, maintenance, safety and janitorial requirements.
  • Knowledge of Religious Ed.  programs requirements.
  • Knowledge of Diocesan policies, Risk management policies, Safety procedures, and Emergency protocols.
  • Ability to use PCs, phone system, Fax machines, and to operate audiovisuals.
  • Ability to make responsible judgment calls and maintain confidentially.
  • Ability and willingness to work effectively with colleagues.
  • Ability to work effectively with Diocesan employees, departments heads, representatives of other agencies and the general public.
  • Excellent analytical skills and problem-solving capacity.
  • Ability to stay focused and organized.
  • Strong ethical values.

Physical Requirements:

  • Frequent walking and standing, reaching and bending.
  • Frequent lifting and carrying of less than 44 lbs, and occasionally moderate lifting from 50-70 lbs. 
  • Continuous ability to see, to hear, to talk and communicate with others.
  • Occasional climbing of ladders and working with fumes.
  • Continuous use of hands and fingers.
